If you receive the message "Not enough results in that location", it means that based on the search filters that you set, our system does not have enough data to generate a statistically valid rent comp analysis. We recommend that users "cast a wide net" with the data filters to start, so they can get a sense of how much data we have in their search area. From there, using the Quickview search, you can "tighten" the filters to get a closer look at the comps in your specific search area.
Please note: While new data is added every day to our system, including new records and updates of existing records as they become available, the data is proportional to the volume of rentals in any given market. Urban areas and metropolitan centers tend to have more data because there is greater rental activity and density. However, suburban and rural areas tend to have less data because there is less rental activity and rentals are dispersed over a larger area.
Below are our recommendations on how to initially set our search filters:
Beds Filter
Enter the specific number of beds that you want to search rents for. Note: There is generally less data available for 4+ bedroom rentals, so you may want to set filter for a Summary 1-4 report to get a sense for how much data there is across many bedroom counts.
Baths Filter
Set it to ANY for your initial search
Max Age Filter
Max age is how many months back in our data you want to search. We recommend that you look back 12 months to start. This will show you the rents that were last seen/updated in our system the last 12 months. You can tighten the search to 6, 3 months from there.
Search Radius Filter
Set to "Smart". Smart radius allows our system to determine how far out it needs to reach to gather enough data to run a good comp analysis.
Building Type
Set to "All" to start, and refine search once you see how much data there is for your area.
Depending on how many listings the filter settings above yield, you can reset the filters as many time as you like using Quickview. For example, maybe fine tuning Max Age to 6 months, and Search Radius to 1/4 mile. When you have the filters/data the way you like, you can choose to request the full PRO report.
Note: You do not have to enter a RENT amount for your search. This field is typically used by renters that come across our site and want to see if their rent is fair.
